€10,800 to €18,000

120 m² at the usual €90 to €150 a m². Our multiplication, not a quote. For this size and finish the rate starts at €55 to €60 a m², so from €6,600.

  • A 190 m² city new build with a mid-range finish comes in at about €20,000, about €105 a m².
  • On a new build the slab is poured anyway, so the polish is the extra. On an existing slab, the grinding and polishing is the whole cost.
  • Ask for VAT to be stated on every written price.

How this is worked out

The floor area you pick, times the usual €90 to €150 a m². The starting rate for the size and finish is under it, with the €20 to €30 a m² extra for rural jobs. The multiplication is ours. Edges, joints, steps, colour, the sealer, cracks to fill and access all move the price, and so does how far the contractor travels. It's an estimate, never a quote.

A whole new build floor

A 190 m² ground floor in a city new build, with a mid-range finish, comes in at about €20,000: about €105 a m², inside the usual range. The same floor in the country costs more, by about €20 to €30 a m², because the machines travel.

What sets the price

  • Size. Larger floors are cheaper a m². The line is about 100 m².
  • The finish. How deep the grinding goes and how many passes. More stone showing and a higher gloss cost more.
  • The concrete. Its grade, how much stone is in it and how big, and whether colour is added.
  • Edges, joints and sealers, and how complex the job is.
  • Distance. Rural jobs, or jobs far from the contractor's base, cost about €20 to €30 a m² more.
  • Repairs. Cracks, holes and old adhesive on an existing slab.

New slab or the one you have

On a new build, take the cost of the concrete pour you'd need anyway off the price, to see what the polished finish really adds. A concrete contractor who knows the slab is to be polished may charge a little more for the pour.

On an existing slab, the grinding and polishing is the whole cost. See new floors and existing floors.

What the quote should list

  • The floor area, measured, and the rate a m².
  • The finish (how much stone shows) and the sheen, ideally from a sample on your own slab.
  • The grinding passes, the grout or filler for holes, the densifier and the sealer.
  • Edges, steps, joints and how cracks are dealt with.
  • Who protects the floor until you move in, and what happens if it's damaged before the polish.
  • VAT, and when it's paid.

A photo that works

  • Daylight, lights on if it's dull.
  • From the doorway, so most of the floor is in the shot.
  • A building site is fine: the slab, the plaster, the lot.
  • Hold the phone level, not pointed at your feet.

Questions people ask

Why do polished concrete prices vary so much?

Size, the finish, the concrete, the edges and joints, the sealer, repairs and travel. A 30 m² kitchen and a 200 m² ground floor are different jobs a m².

Is polished concrete cheaper than tiles?

Against marble or stone tile, solid wood or good carpet, it's good value. On a new build the slab is already paid for, so you're pricing only the polish.

What does a 100 m² polished floor cost?

At the usual €90 to €150 a m², €9,000 to €15,000. Use the cost check for your size.

Do prices include VAT?

Not unless the written price says so. Ask for every price to state it.
